We were engaged by Howmet, the outgoing tenant of a series of industrial units, to bring the property back to a state of repair at the end of their 50-year lease. The project, valued at £1 million, involved extensive repairs and refurbishments to ensure the units met the required standards for new tenancy.

Scope of Work

Electrical Separation: During Howmet's occupancy, the electrical feeds of the individual units had been consolidated. Our task involved splitting these feeds back into separate units, along with necessary high-voltage (HV) works to ensure each unit was independently powered and compliant with regulations.

Floor Slab Restoration: One of the major challenges was the highly soiled floor slabs, which were saturated with oil. To address this, we performed extensive scabbling, blasting, and priming before applying an epoxy resin to the surface, achieving a clean and durable finish.

Cladding and Roofing Repairs: Numerous repairs were carried out on the cladding and roofing to rectify any damage and ensure the structural integrity and aesthetic appeal of the units.

Office Area Overhaul: The office areas were refurbished to a high standard of finish, making them attractive and functional for prospective new tenants.

Challenges

Oil-Saturated Floor Slabs: The floor slabs were heavily soiled and saturated with oil, requiring intensive cleaning and preparation to restore. This process involved scabbling to remove the contaminated surface layer, followed by blasting to clean the exposed surface, priming to prepare for the final finish, and the application of epoxy resin to achieve a durable and attractive surface.

Results

Cost Savings: Our efficient project management and execution saved Howmet over £600,000 compared to the originally priced schedule of dilapidations provided by the landlord. This significant saving was achieved without compromising on the quality of the work.

Ready for Market: Upon completion, the industrial units were in excellent condition and ready to be marketed to new tenants, increasing Howmet's potential return on investment.
